USDA loans — officially the USDA Single Family Housing Guaranteed Loan Program — are no-down-payment mortgages for low-to-moderate-income buyers in eligible areas. The U.S. Department of Agriculture guarantees the loan, which lets approved lenders accept the lower equity stake.

The "rural" label is misleading. Many suburbs of major metros qualify. If you're shopping in an outer-ring zip code, it's worth checking.

Who qualifies

Two main checks: the property has to be in a USDA-eligible area, and your household income has to fall within the program's income limits for that area. Limits scale with household size and local income levels — we can run the lookup with you.

How a USDA loan works

Apart from the no-down-payment piece, the process looks like any other mortgage: documented income, employment history, credit review, appraisal, and an underwriting decision. USDA does layer in some property-specific requirements — the home has to be modest in size and condition relative to the area's average.
